Additional Property Attributes

The Property was an unoccupied, vacant lot and concrete pads covered approximately two-thirds of the Property on the northern and central portions of the Property. The southern portion of the Property contained bare soil. Staining typical of vehicle oil drips were observed on the concrete pads, which we consider to be a de minimis condition. The Property was surrounded by a metal chain-link fence topped with barbed wire. There were no structures on the Property. The current uses of the sites immediately adjoining the Property were Beach Apartments and a storage structure for Beach Furniture and Appliances to the north; south 6th Avenue followed by a vacant commercial structure and Carburetors and Fuel Injection (CFIS) to the east; Ministerios Fuentes de Salvacion and Hope Thrift to the south; an alley followed by single-family residences to the west. We did not identify indications of potential RECs on the Property resulting from activities on the adjoining sites. An approximately 2,100-square foot structure was constructed on the site in the early 1940s and was used for a sheet metal fabrication business. The sheet metal business apparently operated sporadically until 1961 when the structure was destroyed by fire, according to the Property Report Card. Several smaller structures were constructed on the site thereafter and a Bargain Yard warehouse began operations at the site sometime prior to 1970 and was operated until approximately 1990. The structures on the Property were removed sometime after 1990 and the site has remained vacant and otherwise undeveloped as of the date of this report.
