Additional Property Attributes

The City is assisting a potential purchaser/developer in order to facilitate a 260 million dollar mixed used redevelopment project on this property. Projected planned acreage listed in this submittal is a guess only as plans have not been finalized.

Former Use: The Site is approximately 11.2 acres in size, consisting of one irregularly shaped parcel (Local Parcel #1089701). The Site is improved with an industrial building containing 354,504 square feet of floor space and three (3) garages totaling approximately 119,900 square feet. The Site was most recently occupied by the Indianapolis Public Schools (IPS) Transportation Service Center. Operations at the Transportation Service Center include administration, vehicle maintenance (including vehicle lifts and petroleum storage tanks), a vehicle body shop (including a paint booth), storage, and carpentry mill activities. Historical city directories indicate that the Site occupants included residential properties from the 1920s through the 1970s; clothes cleaners in 1920 and 1940; tire centers and an auto painter in 1930; a printer and clothes cleaner in 1935; a radiator repair shop and auto repair facility from 1935 to 1945; a shoemaker, soft drink and ice cream cone manufactures, meat and feed companies, restaurants, a tinner, roofers, a barber, a jeweler, groceries, a beauty shop, a plumber, tailors, a music teacher, auto repair facilities, a welding service, tile contractors, a rubber company, an upholstery shop, a pest control company, and a pump repair company from 1920 through 1959; a Coca Cola Bottling Works from 1920 to 1964; a Coca Cola Garage from 1935 to 1949; the Indianapolis Public School Board service center, Board of Education transportation office, and Library and Social Services offices from 1970 through 1990; Vancom IN in 2000; and Project Seed Inc. in 2013
