Additional Property Attributes

At the time of the Phase I and waste removal, the approx. 40,000 sf property consisted of two buildings: the vacant former United Cleaners building and the Canopy Laundromat which is currently operating. The buildings are separated by a parking lot. Located at the NE corner of Genesee and Clifton Streets and set between the University of Rochester Center for Health and Behavioral Training to the north, Clifton Street to the south, across which are a pawn shop and residences, a parking lot to the east, beyond which is the former not-for-profit senior living company office building, Genesee Street to the west, across which is Unity Saint Mary's Campus and Bishop Kearney Building. The ACM abatement and demo of the 92 Genesee Street structure commenced in March 2016 and is complete.

Former Use: The vacant former United Cleaners facility was a 2-story concrete block building measuring approx. 25 sf. The building was in a general state of disrepair; boards covered the windows and doors of the first floor. The large main room beyond the office contained a revolving clothes rack hanging from the ceiling, rolls of plastic bags, garbage and loose papers and boxes of paperwork, dry cleaning machinery, drums and containers filled with unknown chemicals, and a boiler room. Large areas of the main room were covered in mold and bird droppings. The basement was filled with approx. 2 feet of standing water and was inaccessible. Two tanks were observed within the basement from the stairwell. The second floor main room contained building materials, furniture, bins of papers, garbage, clothing and bedding, containers filled with unknown chemicals and an elevator. The majority of the floor surface was covered in moss and bird droppings. The former United Cleaners building was used as a dry cleaner and an auto sales and service center. The single story Canopy Laundromat was constructed for this purpose in 1979 and formerly contained residential buildings. A gas station with three gasoline tanks was located on the southern section of the subject property in the 1930's.
