Additional Property Attributes

The property is developed as a new and used car lot with associated parking lots, service areas, and sales offices.

Former Use: The Property is located in a predominantly commercial area in downtown Clinton. For the purposes of this report, the Property will be referred to Parcel A through D. Parcel A consists of the northeast portion of the Property and is developed with a 24,700 square foot, partial two-story with partial basement brick and concrete structure. The building is used for part storage (to the southeast) and automobile sales and service. Parcel B is located on the northwest portion of the Property at the northeast section of the Elm and Main Street intersection and is used as a car sales lot. Parcel C is located on the southwest portion of the Property at the southeast section of the Elm and Main Street intersection and is used as a car sales lot. Parcel D is located at the southeast portion of the Property near the Dairy Queen parking lot and consists of a paved lot. The entire Property is utilized as a automobile dealership, Mike�s Motors. The Property appears to have been developed for commercial land use since at least 1905 (fire insurance maps). The building at Parcel A was reportedly constructed in the 1920s and, based on a review of fire insurance maps, has been occupied by various automobile service, painting, and body shop services. Parcels C and D were historically utilized as gasoline stations, laundry services (1947), and wrecker services since at least the 1940s.
