Additional Property Attributes

The subject property consists of one 2.94-acre parcel of land developed with a five-story building currently used as a multi-family apartment complex. The property was used as a lumberyard in the 1880s. The current site building was originally constructed in 1895 and was used for industrial purposes from the late 1800s through the early 1900s. Amazon Knitting Company occupied the site until approximately 1940. From the early 1940s until the mid-1990s the site was occupied by various manufacturing, commercial and warehousing operations. In 1999 Muskegon Redevelopment LDHA, LP acquired the property and began renovating the property into what is now a multi-family residential building identified as the Amazon Apartments. During previous investigations in 1999-2000 concentrations of several metals were identified in soil samples collected from the northwest and southwest portions of the property at levels that exceed Generic Residential Cleanup Criteria. In addition the previous work confirmed that a 550 gallon UST previously used for fuel oil remained remained in the ground of the courtyard located on the north side of the property. Envirologic removed the UST and completed appropriate sampling assessment activities to comply with current UST removal guidlines. No release was detected in association with the UST.

Former Use: the subject property was used as a lumber yard in 1883 and 1887. The current site building was originally constructed in 1895 and was used for industrial purposes from the late 1800s through the early 1900s. Amazon Knitting Company occupied the site from the time of its original construction in 1895 until approximately 1940. Amazon Knitting was a manufacturer of cotton clothing such as underwear, stockings, and uniforms. Processes used in the production of the cotton products included bleaching, milling, sewing, and spinning. From the early 1940s until the mid-1990s the site was occupied by various manufacturing, commercial and warehousing operations. Some of these businesses included Continental Motors, AC Sparkplug Division, Muskegon Piston Ring Warehousing, Pine Tique Furniture Inc., Amazon Goods and Sporting Goods Trophy�s, Mark Pack Rubber Stamp Company and Air West Partner. In 1999 Muskegon Redevelopment LDHA, LP acquired the property and began renovating it into what is now a multi-family residential building identified as the Amazon Apartments. The subject property has been used for multi-family residential purposes since it was renovated in 2000. Some of the previous owners of the subject property are listed in the assessor records as Amazon Partners, Amazon Property Co. Muskegon Redevelopment LTD, the City of Muskegon, and Muskegon Redevelopment LTD Divided.
