Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 25.59 acres of land. The northeast corner of the Property was developed with an approximately 73,712 square-foot, single-story manufacturing building. The area surrounding the building was developed with paved parking and landscaped areas. The balance of the remainder of the Property was agricultural land. A strip of land approximately 1,000 feet long and 75 feet wide encompasses Ferrell Road and connects the Property to Outer Road to the south. The area north of the Property was comprised of commercial/industrial developments, the area to the east and west were primarily agricultural, and the areas to the south were mixed-use residential and agricultural.

Former Use: 1940 - 1976 The Property was agricultural land. 1979-2016 The Property was operated as a manufacturer of commercial-grade wall coverings under various names that included: Commercial Vinyls, Inc., Imperial Wallcoverings, Inc., Commercial Vinyls Corporation, and New Castle Wall Coverings, LLC
