Addl Cleanup/Treatment info: Alternative 3 (Targeted Excavation and Disposal) is the most feasible and appropriate cleanup alternative. This remedial approach immediately remediates and removes areas with the highest contaminant concentrations and expeditiously minimizes potential exposure pathways. The approach promotes redevelopment of the Site by cleaning up the Site to levels below RCG SLs and it is the most health protective option for future Site occupants and construction workers. This alternative for the Site would help the Town of Chesterfield achieve its goal of commercial redevelopment.

Additional Property Attributes

Five USTs containing gasoline and one UST containing used oil were removed from the Site in June 2019. Petroleum impacted soil (1,396 tons) and water/groundwater (39,500 gallons) were removed as part of the implemented remediation activities and 1,000-lbs of ORC was also applied to the base of the excavation prior to backfilling. In October 2019, a Phase II ESA was completed with ten (10) soil borings, followed by the installation of four (4) monitoring wells in December 2019 for quarterly sampling which were abandoned in May 2021.


Former Use: The Site was used for agricultural/residential prior to 1960; a gas station between 1961 & 1977; an auto repair facility from 1977 & 1983 & then has been vacant since 1983. To reiterate/specify-- based on standard historical sources, the Phase I ESA discovered that the subject property was used for agricultural purposes or residential prior to 1960s. The site was developed as a gasoline service station in 1961. A gasoline service station utilized the site through 1977. The site was utilized as an auto repair facility from 1977 to 1983. According to Mr. Tom Shepherd, the property owner at the time, used oil from the auto repair facility may have been stored in an above ground storage tank (AST) as opposed to an underground storage tanks (UST); however, he was not 100% certain. Gasoline USTs utilized in the northwest quarter of the site were reportedly emptied and filled with sand in 1977. The site has remained vacant since 1983. According to Mr. Shepherd, soil and groundwater samples were collected from the median north of the site when the school playground (located adjacent north of the site) was developed in 1990 or 1991. One soil sample collected from the median revealed impacted soil.
