Purchase the property and perform needed renovations, maintenance and internal build outs to attract new tenants.

Former Use: Review of historical records documents that the subject property consisted of wooded and agricultural land from at least 1940 until at least 1963. By 1967, former agricultural areas on the eastern portion were cleared for development. The entire subject property was cleared for development by 1974 and the current building was constructed in 1977. Additionally, a second structure was present on the western portion of the property by at least 1980, which was demolished by 1990. Evidence of exterior storage has been evident on the western portion since at least 2005. The subject building, which is divided into seven suites, has been occupied by general commercial tenants and light industrial tenants that likely would have handled hazardous materials since construction, including an automotive repair tenant from at least 1999 until at least 2010. Based on the small size of each tenant space implying limited hazardous materials use, the relatively short duration of occupancy of each light industrial tenant, the lack of features of environmental concern and generally good housekeeping practices observed during the site reconnaissance.
