Additional Property Attributes

The Property consists of approximately 4.8 acres of vacant, undeveloped land located in southeastern Provo. The Property is located immediately west of a slope that rises sharply to form the Wasatch Mountains and Uinta National Forest to the east. Residential subdivisions are located to the west of the Property and South Slate Canyon Drive. Areas directly to the south of the Property are undeveloped and further south are gravel pits, stormwater basins, and abandoned mines. Public facilities, including several schools and the Utah State Hospital, occupy land to the north-northwest of the Property, separated by a small surface water irrigation canal (Upper Union Canal).

Former Use: The Property consists of approximately 4.8 acres of land located in southeastern Provo. This includes an approximate 0.39 acre portion of overlap with the Utah State Hospital parcel to the north. The Property is part of a larger parcel (serial: 22:038:0063), which is owned by the City. The Property is located immediately adjacent/west of the slope that rises sharply to form the Uinta Mountains and Uinta National Forest to the east. Residential subdivisions are located to the west of the Property across South Slate Canyon Drive. Areas directly south of the Property are undeveloped, except for gravel pits, stormwater basins, and abandoned mines. Public facilities (including the Utah State Hospital complex) occupy land to the north-northwest of the Property. Historically, the Property was operated as a gun range from at least 1958 until some in the 1990s when the lease with expired. Areas of historical dumping were observed at the Property during the Site reconnaissance. In addition, a large (180-foot by 320-foot by up to 10-foot high) pile of fill soil of undocumented origin was placed at the Property. The City of Provo stated that the fill was generated during the installation of a new water line on Slate Canyon Drive in ~2011.
