Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 2.75 acres of land developed with an approximately 10,000 square-foot, single-story commercial building. The remainder of the Property was developed with building slabs, gravel areas, grassy areas, and a loading dock adjacent to an access drive. The Property was surrounded by commercial/industrial uses to the north, south, and west. A former railroad line was present to the east, followed by agricultural land. The Property is serviced by Knightstown Utilities for electrical service, sanitary sewer, and municipal water. Municipal storm water services and gas service are not available in the Property area. Storm water in the area infiltrates into the ground surface or flows overland to adjoining roadways.

Former Use: 1902 � 1940 The building at the Property was constructed. By 1909, the Parrish-Alford Fence & Machine Company occupied the Property. This included warehouses, weaving rooms, fence making, offices, and railroad spur. In 1909, 250-gallon gasoline tank was present along the approximated southern portion of the Property. By 1936, a boiler house was present in the southeastern portion of the Property. 1947 � 1993 In 1947, the Property was occupied by the Indianapolis Warehouse & Storage Company with the same buildings as the previous manufacturing operation. A single-family home was located in the southwestern corner of the Property. Per Mr. Hulse, the Property was occupied by modular home manufacturing and farm equipment storage prior to his purchase in 1993. By 1984, portions of the Property buildings had been demolished. 1993 � 2017 The Property was occupied by log home manufacturing, log storage, and/or lumber storage.
