Additional Property Attributes

The prospective purchaser of the property wants to redevelop the property for mixed use, including the construction of approximately fifty (50) apartment units, commercial space, parking, landscaping, and demolition of all but one of the existing buildings. The Site will also require major improvements to the municipal utilities (natural gas, water, electric, and sewer).

Former Use: The Site has been improved with three (3) industrial buildings with associated asphalt/concrete parking. The majority of the Site consists of building space and asphalt/concrete parking lots. A small portion of the east side of the Site is covered in vegetation. Currently, the Site is a commercial facility and is being leased by multiple tenants including a beer brewing company, storage areas, art studios, and workshops, which have been utilizing the Site since 1992. Based on standard historical sources, the Phase I ESAs discovered the Site has been used for storage and light industrial purposes since at least 1898. The area was used predominantly as a coal yard, lumber yard, and concrete block factory prior to 1957. Former structures also housed rubber materials, upholstery materials, and a machine shop. The largest building was reportedly constructed in 1957 and has undergone a series of renovations and expansions. Foamcraft, Inc. occupied the Site from 1957 to 2001 and performed foam cutting and gluing operations of pre-manufactured foam within the main building.
