Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 30.3 acres of forested, undeveloped land. A wetland was observed to cover the majority of the central portion and overgrown, dense vegetation was observed throughout the Property. The Property is bordered to the north by McCulloch Pike and Wheelers Auto Parts with undeveloped land and commercial developments further north. The Property is bordered to the east by Emery Crossing Road and Marshall?s Auto Parts with commercial developments and undeveloped land further east. The Property is bordered to the south by a former rail line with commercial developments further south. Silver Creek borders the Property to the west with commercial developments further west. The Property is not currently serviced by utilities; however, Duke Energy supplies electrical service in the area. Municipal sanitary and water services are not available in the Property area. Storm water in the area infiltrates into the ground surface or flows overland to adjoining roadways or bodies of water. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: ? The past use of the east and south adjoining sites as a junkyard (Marshall?s Auto Parts) as well as the potential for contamination due to unknown spills or releases from equipment operated at the sites (Section 4.1) ? The potential for contamination as a result of the illegal dumping of drums and other debris as well as the potential for buried drums at the south adjoining site (Section 4.2.1) ? The potential for contamination as a result of the historical use of the north and east adjoining sites (Wheelers Auto Parts/Kenny?s Imports and Marshall?s Auto Parts) as junk yards (Section 4.4.3 and 5.5).

We reviewed a Phase II ESA prepared by SME dated October 25, 2017. The report indicated that twelve total borings were advanced on the Subject Property and the northern-adjoining wooded land. Two borings (SB 9 and 10) were advanced on the western portion of the Subject Property, north of the former rail line. Concentrations of the PAHs dibenz(a,h)anthracene, benzo(a)anthracene, and the metal arsenic were detected in soil that exceeded IDEM 2023 Published Levels. Arsenic was also detected in groundwater at concentrations that exceeded IDEM 2023 Published Levels. The known contamination at the Subject Property exceeding applicable screening levels represents a REC.

Former Use: 1939 - 1968 The central portion of the Property appeared to be utilized as an agricultural field. The surrounding areas that bordered Silver Creek to the west and the railroad track to the south were undeveloped forested areas. 1971 - present The central portion of the Property appeared to be partially covered with a wetland. The surrounding areas that bordered Silver Creek to the west and the railroad track to the south continued to be undeveloped forested areas.
