Additional Property Attributes

The 7.36-acre Property is composed of Clark County parcels 162-23-201-004, 162-23-204-004, 162-23-204-001, and 162-23-204-003. The Property is zoned for religious offices and professional and business services north of University Avenue and general commercial, neighborhood shopping center, and retail stores south of University Avenue. The Property is occupied by a church and associated childcare center and offices, as well as a shopping center, convenience store, and gas station. Surrounding properties are a mix of commercial and multi-family residential. The University of Nevada Las Vegas campus is located across Maryland Parkway from the Property.

Former Use: The original church building was constructed in 1966, the Campus Village commercial buildings in 1978, and the gas station structures prior to 1965. Additions were made around 1970, 1991, and 1999-2000 to the church. The site reconnaissance, EDR report, aerial photographs, and city directory listings for the Property indicate the gas station portion of the Property currently operates as a gas station, and has operated as a gas station at that location since at least 1965. A release was reported at the gas station, and cleanup of the release was completed to the satisfaction of the Nevada Department of Environmental Protection (DEP) in 2002. However, no more recent soil or groundwater testing has been completed. City directories and environmental database records indicate that the southern Campus Village building housed a dry-cleaning operation for at least 25 years. During the site reconnaissance, a sump was observed behind the former dry cleaner that was abandoned and filled with concrete.
