Additional Property Attributes

The Property is located on S. Maryland Parkway in the unincorporated town of Winchester, Nevada within the Las Vegas Township in Clark County. The Property is located approximately one mile south of downtown Las Vegas and is zoned General Commercial. The eastern end of the Property is developed with a commercial building constructed in 1972, currently in use as a furniture store. The central and western areas of the Property are vacant.

Former Use: Historical aerial photographs and city directories dating back to 1950 indicate that no improvements were present on the Property prior to 1972. A small building is visible in the southeastern area of the Property in historical aerial photographs from 1981 through 2004. Historical city directories indicate that this building may have housed a restaurant. Historical sources indicate that several dry cleaners previously were located near the Property. The potential for historical releases of chlorinated solvents from these nearby dry cleaning facilities represents a potential vapor encroachment condition (pVEC) as defined by ASTM E2600-10. Historical sources indicate that several auto service stations previously were located near the Property. The potential for historical releases of petroleum and hazardous substances from these nearby auto service facilities represents a pVEC as defined by ASTM E2600-10. Based on laboratory analytical results and field observations during drilling activities, petroleum hydrocarbon impacted soil was not identified in excess of Nevada RCs at the site at the locations investigated. It does not appear to be evidence supporting a former spill or release at the site exceeding Nevada reportable concentrations or quantities which would warrant further investigation. The presence of PCE in groundwater indicates that the site has been impacted by off-site releases. Phase I ESA revealed no evidence of current or past site operations that would include the use of petroleum hydrocarbons or chlorinated solvents. The specific source of chlorinated solvents (i.e., PCE) detected in select groundwater samples beneath the site is unknown but most likely results from the historical dry cleaners and automobile service stations previously and currently located near and up-gradient of the site. Based on the low magnitude of groundwater contaminant concentrations relative to screening values, their presence will not preclude redevelopment of the site.
