Additional Property Attributes

At the time of the site reconnaissance, the Property consisted of two adjoining parcels with adjoining two and three-story buildings. Both buildings were constructed over concrete slabs. The remainder of the Property was developed with a gravel and grass covered parking area located to the southeast of the buildings and paved sidewalks to the northwest. The Property is situated in a relatively flat area in downtown Shoals, Indiana. An unnamed alley bordered the Property to the northeast with a railroad line further northeast. An unnamed alley bordered the Property to the southeast. A commercial building adjoined the Property to the southwest and Main Street bordered the Property to the northwest. Commercial and residential uses surrounded the Property. The Property area is serviced by Duke Energy for electrical service, Vectren for natural gas, and Town of Shoals utilities for water and sanitary sewer. Storm water in the area flows overland to adjoining roadways and storm water drains.

Former Use: In 1895 through 1902, the north building of the Property was developed as a Knights of Pythias lodge, offices and a saloon. The south building was developed as a �Drugs & Jewelry� store. Two outbuildings appeared on the northeast corner of both parcels. In 1909, the north building was labeled as a �Pool Room� and south building was labeled as a �Grocery�. A small adjoining room had been constructed along the northeast wall of the north building. In 1921 and 1940, the north building was labeled as a �Restaurant� and a �Confectionary�. According to tax summaries, Eastfork Lounge, Inc. purchased the north parcel in 1999 from the Conuff Corp. and the south parcel from James Hovis in 2000.
