Additional Property Attributes

Former Use: The subject property consists of one 0.11-acre vacant lot located on the northwest corner of the N. Burdick and W. North Street intersection in the City of Kalamazoo. The site is situated in an area of mixed commercial and residential development located on the north side of Kalamazoo. Historically, the subject site was developed with residential dwellings from at least the late 1800s through the early 1920s, as well as three different gasoline filling stations, which operated at the subject property at different times from 1924 through 1967. The site was occupied as a drive inn shoe repair business from 1974 through 1985. The State of Michigan and, subsequently, the City of Kalamazoo became owners of the property in the early 1980s through the tax reversion process. By 1987 the structures previously located on the property were demolished and a total of 10 underground storage tanks (USTs) were removed from the ground. The site has been a vacant, undeveloped grass-covered lot since that time.

Phase II ESA activities conducted to assess the potential for impacts from the RECs resulted in the identification of petroleum-based 1,2,4-TMB impact to groundwater at a former pump island A BEA and Due Care supplemental assessment documents were completed in order to provide an exemption to remedial liability for pre-existing contaminant conditions and to demonstrate compliance with due care.
