Additional Property Attributes

At the time of the reconnaissance, the Property consisted of two parcels comprising approximately 0.5 acres of land. The southwest parcel was developed with an approximately 1,500 square-foot, single-story commercial building, which was formerly used for auto service and repair operations. A dispenser island with two dispensers was observed southwest of the commercial building. The remainder of the southwest parcel consisted of asphalt or concrete-paved parking areas. The northeast parcel consisted of a vacant gravel parking lot. Buchanan Street, 10th Street, and South Main Street adjoined the Property to the northeast, southeast, and southwest, respectively. Residential developments were present to the north, northeast, and east. Commercial developments were present to the southeast, southwest, and northwest.

Former Use: In 1940, the Property appeared as a developed lot with several presumed residential structures. According to tax records, the Property was developed as a filling station in 1950. The filling station continued operations until approximately 2010. In 1940, the northeast parcel appeared as a wooded lot with a presumed residential structure. Beginning in 1977, portions of the northeast parcel appeared to be lighter in color, consistent with that of gravel ground cover. According to Mr. Kordes, the north parcel had formerly been used as a residential dwelling; however it been a gravel lot for approximately the past 50-years.
