Additional Property Attributes

The property is 122 acres located on over a mile of Muskegon Lake shoreline. The site was utilized by S.D. Warren Company (dba Sappi North America) and its predecessors for the manufacture of paper from approximately 1899 until 2009. Operations consisted of importing logs and wood chips, chemical digesting to produce pulp, bleaching, feeding the slurry into the paper machines (five total), drying, cutting, and coating. Ancillary operations included coal storage for the boilers, wood storage, lime storage (a by-product of the pulping process), storage of process chemicals in aboveground tanks, water and wastewater treatment. In addition to paper manufacturing, prior uses of the site or portions thereof included sawmills, the Muskegon Extract Company (a manufacturer of tanning extract), the Chase-Hackley Piano Company, the J. Loescher Tannery Company, and residences south of Lakeshore Drive. A substantial portion of the property north of Lakeshore Drive was created by filling activities. The assessment was completed to characterize large areas of fill material, lime piles which were a by-product of the pulping process, former wastewater channels that may have captured contaminated sediments or solid waste prior to a surface water discharge, chemical storage areas, and former petroleum storage areas. Property is being redeveloped for a large mixed-use development which could include residential property, commercial developments, hotels, marinas, public access areas, etc. The new development is called windward pointe http://www.windward-pointe.com/

Groundwater:
* Ammonia was found in the majority of groundwater samples exceeding Residential and Non-Residential Part 201 Drinking Water (DW) and Groundwater Surface Water Interface (GSI) Generic Cleanup Criteria and EGLE Volatilization to Indoor Air Pathway Screening Levels (VIAP SLs).
* Methane was detected in 12 samples meeting or exceeding the Residential / Non-Residential Part VIAP SL of 10,000 micrograms per liter (�g/L).
* Total sulfide was detected in the majority of groundwater samples. Detected concentrations range from 30 �g/L (MW-7-23) to 180 �g/L (MW-17-23).

Soil Gas:
* There were various VOCs detected in several soil gas samples that did not exceed EGLE VIAP SLs such as carbon disulfide, n-heptane, n-hexane, toluene, etc. The only parameters with concentrations exceeding VIAP SLs were benzene and ethylbenzene. Benzene was found exceeding its respective Residential VIAP SL in soil gas samples collected from VP-2-23 and VP-15-23. The soil gas sample collected from VP-15-23 also contained ethylbenzene exceeding its respective Residential VIAP SL.
* No PNAs were detected exceeding VIAP SLs. Naphthalene and/or 2-methylnapthalene were detected in soil gas samples collected from VP-12-23 and VP-15-23 but the concentrations did not exceed VIAP SLs.
* Mercury was not detected in the 13 soil gas samples that were analyzed for the parameter.
* H2S was not detected in any of the soil gas samples.
* Methane was detected in the majority of soil gas samples submitted for analysis. Twelve (12) soil gas samples had methane concentrations exceeding its respective Residential / Non-Residential VIAP SL or 8,400,000 �g/m3.

Based on the results, further sampling and consulting will be required during due care planning and redevelopment of the Site.
