Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.82 acres of land developed with an approximately 12,300 square-foot, single-story commercial/industrial building and a storage trailer located east of the building. The remainder of the Property was developed with paved parking and landscaped areas. The area north of the Property was comprised of commercial/industrial developments, the areas to the east, south and west were primarily residential. Railroad tracks were adjacent to the west. Knightstown Utilities provides electrical, water and sewer service to the Property and Vectren provides natural gas service. Storm water in the area infiltrates into the ground surface or flows overland to adjoining roadways.

Former Use: A portion of the property was developed with a warehouse by 1928 that was expanded to the south by 1947. A commercial building similar to the current configuration was present on the Property by 1959. Railroad tracks adjoined the west Property boundary. The Property usage from 1909 to 1916, 1916 to 1928, 1928 to 1936, 1940 to 1947, 1950 to 1959, 1960 to 1969, 1969 to 1976, 1988 to 1998, 2003, to 2010 is unknown. The Property had been developed by the time of the earliest available records, so we were not able to determine the first developed use. Historical documentation depicted a warehouse on the Property by 1928. Aerial photographs confirmed the presence of a commercial structure in 1950 that was expanded in 1959. However, the use of the structure could not be determined. The lack of specific details regarding the Property usage represents a significant data gap.
