Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 1.3 acres of land developed with an approximately 11,300 square-foot, single-story commercial building. The vacant building contained a retail area, a garage area and an office area. The retail area was located in the southwestern portion of the building and offices and storage were north of the retail area along the west side of the building. The remainder of the building was garage area with an area along the east central portion identified as the mechanics garage. The exterior of the Property contained asphalt and gravel paved parking that encircles the building with the remainder consisting of landscaped areas. The area north, south and west of the Property was comprised of commercial developments, the area to the east was agricultural. In 1938, (the time of the earliest available record) the Property was developed as an agricultural field. The building was listed as constructed in 1950. In 1951, the Property appeared developed with a single commercial building. A parking lot adjoined the building to the east and driveways and landscaped areas surrounded the remaining portions of building. The Property was listed as �Continental Bakery�, �Continental Baking Company� or �Hostess Cakes� from 1971 to 2003.

Former Use: This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The conditional closure status and the ERC associated with the Property represent a controlled recognized environmental condition (Section 4.1). � The potential for migration of contaminants from unknown or unreported releases from the automotive service operations (3029 South Lafountain Street) located west of the Property (Section 4.1). � The potential for migration of contaminants from unknown releases from the automotive service station and former filling station (3101 South Lafountain Street) located west of the Property (Section 4.4.3). � The potential for migration of contaminants from unknown releases from the former dry cleaner (3106 South Lafountain Street) located approximately 150-feet south of the Property (Section 4.4.3). � The staining and evidence of release from the parts washer located in the garage area of the building (Section 5.4.1). � The staining in and around the trench drains located in the garage area of the building (Section 5.4.4). � The potential for migration of contaminants from unknown releases from the dry cleaner (401 Rainbow Drive) located approximately 770-feet south of the Property.
