Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 1.5 acres of land. Approximately 0.7 acres of land were located at 1124 South Union Street, herein after referred to as ?the eastern portion of the Property?. The western portion of the Property consisted of five parcels of vacant land in the 1200 block of South Union Street that totaled approximately 0.8 acres, herein after referred to as ?the western five parcels?. The eastern portion of the Property was developed with a concrete building slab on the east side of South Union Street, and the western five parcels consisted of undeveloped turf grass on the west side of South Union Street. The areas north, west and east of the Property were comprised of commercial and industrial developments, the Industrial Heritage Trail bordered the Property to the east, and the area to the south was primarily residential. The Property is serviced by Duke Energy for electrical service, NIPSCO Gas Company for natural gas and municipal utilities for water and sanitary services. Storm water in the area infiltrates into the ground surface or flows overland to adjoining roadways.

Former Use: The Property was located on South Union Street in an area of mixed industrial, commercial, and residential development. The eastern portion of the Property was developed for industrial use by 1916 and was occupied by various industrial operations until at least 2014. The western five parcels were developed for residential use by 1916. The five parcels were occupied by a vacant warehouse, then a parking lot before becoming vacant, landscaped land in 1989. Both portions of the Property are currently vacant land.
