Additional Property Attributes

The 3.35-acre Property is composed of Clark County parcels 162-23-204-001, 162-23-204-004 and 162-23-204-003. The Property is zoned general commercial and local business. Currently the tax lot, 162-23-204-001 (4440 South Maryland Parkway), is a vacant parcel. It was used as a strip mall building built in 1978 and was demolished earlier this year (2019). The tax lot, 162-23-204-004 (1220 East Harmon Avenue), is used as a strip mall building built in 1978. The tax lot, 162-23-204-003 (4482 South Maryland Parkway), is used as a gas station and convenience store. Surrounding properties are a mix of commercial and multi-family residential. The University of Nevada Las Vegas campus is located across South Maryland Parkway from the Property.

Former Use: The Property is zoned for general commercial, neighborhood shopping center, and retail stores. The Property is occupied by a shopping center, convenience store, and gas station. The Campus Village commercial buildings were built in in 1978, and the gas station structures prior to 1965. A search for environmental regulatory records and historical city directories for the Property and vicinity identified a dry-cleaning business on the Property that operated for at least 25 years. A Phase II ESA was completed in 2017 to explore for evidence of a release associated with former dry-cleaning operations. None was detected. As limited environmental sampling identified no evidence of a release associated with former dry-cleaning operations, these former operations are not considered a REC for the Property. The site reconnaissance, EDR report, aerial photographs, and city directory listings for the Property indicate that a gas station has operated on parcel 162-23-2004-003 since at least 1965. A release was reported as the gas station in 1995 and had been cleaned up by 2002, at which time a No Further Action letter was issued for the site by NDEP. In 2017, Stantec completed a site assessment near the UST cavity. No evidence of a release was identified during this site assessment. However, no more recent soil or groundwater testing has been completed. The material threat of a post 2002 release is considered a REC and a VEC for the Property. A Phase II ESA of parcel 162-23-2004-003 is recommended to explore for evidence of a post 2002 release.

The developer funded a Phase II ESA for the property.

A regulated building material survey was also conducted with grant funds that indicated vinyl floor tile and associated mastic were asbestos-containing material.
No lead-based paint was identified. The ACM was removed and the buildings were demolished. Today the new buildings are partially constructed after experiencing construction delays due to COVID. New development is part of a $200 million development.
