Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.7 acres of land developed with an approximately 1,000 square-foot, single-family residence, an approximately 1,600 square-foot muffler shop and a storage shed. An exterior maintenance area located north of the muffler shop contained two-hydraulic lifts on a concrete slab. Additionally, a semi-trailer being utilized for storage was also located on the Property. The remainder of the Property was developed with gravel or asphalt paved parking and driveways as well as landscaped areas. The area east of the Property was comprised of residential developments. The areas to the north, south and west of the Property were primarily commercial developments. The Property is serviced by Duke Energy for electrical service, Vectren for natural gas and the City of Vincennes municipal utilities for water, sanitary sewer and storm sewers. Storm water in the area infiltrates into the ground surface or flows overland to adjoining roadways and storm drains.

Former Use: The Property had been developed as an agricultural field in 1915 (the time of the earliest available records), so we were not able to determine the first developed use. This is a data failure for this Phase I ESA. However, it is unlikely the Property was utilized for industrial or other high risk commercial uses prior to the development; therefore, the data failure does not represent a significant data gap. Data gaps were identified for the between the years, 1915 to 1939 and 1944 to 1952. The Property uses between gaps appeared similar; therefore, the gaps do not represent a significant data gap. We identified the potential for release of contamination from historical uses of the Property as a filling station and a service station including from current or historical storage tanks as a REC in connection with the Property. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The potential for release of contamination from former USTs and the historical uses of the Property as an automotive filling and service station � The noted staining and potential releases to the subsurface from surface spills and the three in-ground hydraulic lifts � The presence of used-oil stored at the Property � The presence of the floor drain and adjoining stained concrete in the southwest service bay
