Additional Property Attributes

The Property is currently comprised of 100% (0.6000 ac) commercial land, occupied by a 3,127-square-foot self-service car wash. The Property is relatively flat, and slopes gently to the east/northeast. The Property elevation is approximately 1,236 feet above mean sea level (MSL). The Property is currently defined as being outside the 500-year floodplain by FEMA. The Property�s geology consists of the Permian-age Hennessey Shale formation. Soils at the Property are primarily classified as Urban land. State regulatory agency records indicate no underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features have been located on the Property.

Former Use: According to historic sources, the Property lots were vacant until approximately 1950, when a small lumber yard appeared on the northern portion and a restaurant on the southern portion. The restaurant remained until approximately 1970, when the existing car wash on the Property was built.
