Additional Property Attributes

Regulated ACM were identified within the Subject Building consisting of floor tile, window glazing and transformer insulation sheets. Two locations yielded exceedances in direct contact soil standards. Benzo(a)pyrene exceeded C/I direct contact soil standards within one location in IA-3A. TCE exceeded both C/E and C/I direct contact soil standards at two depths in one location in IA-1. Three locations in IA-1 yielded exceedances of the UPUS for groundwater. Arsenic, cadmium, and lead exceeded UPUS limits in one Tetrachloroethene and cis-1,2-dichloroethene exceeded UPUS limits in one location each, while TCE and vinyl chloride exceeded UPUS limits in two locations each. All remaining locations at the property met applicable standards.

Former Use: The Subject Property was developed by at least 1895 as the Toledo Plow Company whose operations included a foundry and grinding and finishing of metal parts. The facility was heated with coal, which was stored outside the main building or in a separate storage building. This operation continued until at least 1913. From 1921 through at least 2009, various manufacturing operations including plating, polishing, machining, metal stamping, enameling and tool & die operations. Storage of various chemicals including pyrene and oils was conducted on the Subject Property from at least 1895 through 2009. The Subject Building is currently vacant.
