Additional Property Attributes

Phase I Environmental Site Assessment of 6573-6579 Pearl Road, Parma Heights, Cuyahoga County, Ohio (the Property), in conformance with the scope and limitations of ASTM Practice E 1527-13. This assessment has revealed no evidence of �recognized environmental conditions� in connection with the Property. ALTHOUGH According to city directories, the Property, under address 6573 Pearl Road, is indicated as being occupied by �Parma Heights Laundromat�. In addition, the address is identified on the EDR Exclusive Historic Dry Cleaners database as being a potential dry cleaner in 1967 and was further classified as a �laundries-self serve� type of facility. Typically self-serve laundries are for washing and drying clothes, not for dry-cleaning operations. In addition, the name of the occupant is a laundromat, not a �cleaner�. No evidence of former dry- cleaning machines was observed during site reconnaissance activities. Based on the lack of evidence of dry-cleaning machines and the further classification of the �potential� drycleaner as being a �laundries- self serve� type, the listing of the Property as being occupied by a potential dry cleaner is not considered to be a �recognized environmental condition� in connection with the Property. 2. According to city directories, Property address of 6575 Pearl Road has been occupied by several printing companies and a photography studio over the years. Specifically, Proprint Corp and Rocky�s Color Copy Service in 1999, Insta Print and Quick Print Centers in 1986, Insta Print in 1980, Nelsons Photography Studio in 1973 and Coronet Studio Photog in 1967. No evidence of former printing or photograph developing machines was observed during site reconnaissance activities. In addition, none of the occupants were identified on environmental databases, indicating that they did not generate or use hazardous materials. Based on the lack of evidence of the use of hazardous materials or petroleum products associated with the historical occupancy of 6575 Pearl Road by printing companies and photography studios, the historical occupants of 6575 Pearl road are not considered to be a �recognized environmental condition� in connection with the Property. 3. The eastern adjacent property, 6571 Pearl Road, is currently occupied by Swift Print and has been since 2002. In addition, Eversharp Power Equipment and Everclean Service occupied the eastern adjacent property from 1967-1991. None of these entities have been identified on environmental databases that would indicate the use of hazardous materials or petroleum products. Therefore, the potential for contamination to have migrated onto the Property from the eastern adjacent land is not considered to be a �recognized environmental condition� in connection with the Property.

Former Use: this single story ' store front building with 5- 7 tenant spaces was constructed in 1957. Prior to construction this site was grassland. This Phase I was conducted for applicant for pre-purchase due diligence. This project is located in one of our 3 main target areas ( 1st Suburbs) of this grant.
