Additional Property Attributes

The property was purchased in November 2019 for $300,000. At that time only 6,00 square feet was being leased by the VA clinic and 20 people were employed. In the first quarter of 2020 the building was secured, homeless people and squatter tenants were removed and an additional 7,000 square feet were renovated and leased to a fitness gym and a hair salon. Eight new jobs were added. In 2020 $1,000,000 was invested to replace the roof, finalize the SMAC letter requirements, install ADA sidewalks, remove trees, install exterior lighting and renovations for the gym and salon space. In 2021 $600,000 was invested to renovate 9,000 square feet and update the sprinkler and alarm system. A new tenant with 15 employees moved into this newly renovated space. In 2022 $1,300,000 was invested to renovate an additional 10,000 square feet for two additional tenants bringing 45 more workers to the building. The renovations included closed cell spray foam insulation on all exterior brick walls to create a vapor barrier, R30 interior wall insulation, new thermal pane windows throughout the building, heat pumps for heating and cooling where possible, high efficiency propane roof top units in other areas and new LED interior and exterior lighting throughout the building. The total private investment was $3,200,000 with 68 new jobs created in downtown Bennington. The building was recently appraised at $5,000,000. All the tenants are on long term leases of five years or more.
