Additional Property Attributes

Developer is looking at re-purposing the northern portion of the property into a senior living center. Phase I ESA identified REC(s) in relation to potential soil vapor contamination from offsite sources. The Phase II ESA investigated soil gas impacts and results indicate no impact to soil gas on the property. On March 1st, 2018, the developer submitted a full application to the Illinois Housing Development Authority (IHDA) seeking an allocation of Low Income Housing Tax Credits (LIHTC) in support of Anthony Place Ottawa, a proposed 56 unit, affordable, senior development to be built at 300 West Madison Street. IHDA is expected to allocate their allotted tax credits in late May. The expected construction budget for this project is approximately $9,600,000. A Phase I ESA Update was completed in August/September 2018 in preparation for closing and redevelopment activities.

Former Use: Description: 1.0 acre with bank drive-thru building and teller lanes located on the east and west sides of the structure. North portion of property consists of asphalt paved parking and landscaped areas. History: Developed prior to 1888 for residences, added a gun shop by 1891; developed as Ryburn Memorial Hospital 1898; also had a nurses home, clinic & lab, and undertaker business by 1947 (sanborn maps). Surrounding properties were largely commercial/industrial foundries, lumber yards, and factories - most-notably Luminous Dial Factory (known local radium contamination) on the north adjacent site (circa 1947 - 1967). Past Ownership: Deed transfer from Community Hospital of Ottawa to First National Bank of Ottawa (March 3, 1975).
