Additional Property Attributes

The Property consists of two lots (Lot 5-1 [�north lot�] and Lot 6-1 [�south lot�]) comprising a total of approximately 0.92 acres of land on a rectangular-shaped parcel located at the southeastern intersection of East Arctic Avenue (Ave.) and S. Valley Way. This entry is for the north lot, listed with an address of 105 S. Valley Way. The area surrounding the Property includes a mix of vacant land, low density residential and commercial property. At the time of the site reconnaissance, the Property (specifically 105 S. Valley Way) was improved with a 5,500-square foot commercial building, approximately 2,000 square feet of which is leased by The Yak Youth Center. The remainder of the commercial building (3,500 square feet) was historically used as an automotive repair business (1946-2015) and was unoccupied at the time of the site reconnaissance.

Former Use: The historical uses of the commercial building include a small fueling station (~1948 - ~1980s) and an automotive repair business and/or automotive dealership before ceasing operations in 2015. The fueling station underground storage tanks (USTs) and dispensers, near the intersection of East Arctic Ave. and S. Valley Way, were reportedly removed by the Alaska Department of Transportation under eminent domain for expansion of East Arctic Ave. in the early 1980s. According to Mat-Su Borough Tax Roll records, the building on the north lot was constructed in 1946 on the northwest corner of the Property. In addition, there are two small wooden out-buildings and an older �single wide� mobile home directly east of the commercial building. Both wooden out-buildings were observed during the site reconnaissance by Stantec to contain small quantities of miscellaneous automotive parts and other miscellaneous items related to the former business. At the time of the site reconnaissance Stantec was unable to access the interior of the mobile home; however, the representative of the Property owner recalled it being used as office space in the past and currently used for miscellaneous storage.
