Additional Property Attributes

The site was initially developed in 1935 as a heat-treating facility and machine shop and was later utilized for warehousing until 1992 when the building was remodeled for office space. This parcel is developed with a 31,910-square-foot building and asphalt parking area. The subject property is currently vacant. A Phase II ESA was for the facility dated June 6, 2018 for 1823 Commerce LLC. The Phase II ESA included a GPR survey which identified an UST on the northeast corner of the subject property. Two soil borings were advanced to assess the UST, however neither VOCs or PNAs were detected in soil and groundwater samples collected. A vapor intrusion assessment was conducted inside the building. VOCs including acetone, chloroform, 2-hexanone, isopropanol, 4-methyl-2-pentanone, PCE, TCE, and trichlorofluoromethane were detected exceeding the laboratory detection limits, however at concentrations below MDEQ media-specific volatilization to indoor air screening levels. VOCs detected from VI assessment conducted inside the building were consistent with contaminants detected in groundwater emanating from an adjacent property. However, a Baseline Environmental Assessment (BEA) was prepared because contaminants were detected at concentrations exceeding MDEQ residential criteria in soil and groundwater from three previous Phase II ESA conducted at the property making the property a "facility" and providing liability from preexisting contamination for 1823 Commerce LLC. On August 14, 2018, the UST drained, cleaned, and was closed-in-place. Confirmation soil sampling was completed beneath the UST, and no VOCs and PNAs were detected in the soil samples collected. A Site Assessment Report BFS-3881 was submitted to LARA on September 27, 2018.
