Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.43 acres of land developed with an approximately 2,112 square-foot, single-story building. The remainder of the Property was developed with paved parking and landscaped areas. The Property was located in a mixed commercial/residential area on the southeast side of New Castle, Indiana. The Property is serviced by Duke Energy for electrical service, Vectron for natural gas, and municipal utilities for water, storm sewer, and sanitary sewer.

Former Use: This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: ? The historic use of the Property as a filling station (Sections 3.5, 4.4.2, 6.1, 8.1, and 8.2) ? The current and historic use of the Property as an auto repair facility (Sections 4.4.2, 6.1, 8.1, and 8.2) ? The floor drain in the central bay of the garage (Sections 5.4.4, 8.1, and 8.2) ? The abandoned in-ground hydraulic lift system (Sections 5.4.7, 6.1, 8.1, and 8.2) ? The three 55-gallon drums of antifreeze (Sections 5.3.5, 6.1, 8.1, and 8.2) ? The 300-gallon waste oil UST (Sections 5.3.2, 6.1, 8.1, and 8.2) ? The historic use of surrounding properties (Sections 4.4.3, 8.1, and 8.2) No limiting conditions were encountered during site reconnaissance activities. The lack of response from the New Castle Fire Department is a significant data gap. The Practice?s scope of assessment was implemented without exceptions.
