Additional Property Attributes

At this time, the property is proposed to be redeveloped into a mixed-use facility with commercial and retail on the ground level and residential units on the upper levels. The Market Forge property is part of the detailed Everett Commercial Triangle Plan (March 2016). The Commercial Triangle Plan includes zoning, transportation, market overview, development initiatives, land use concepts and visions for Market Forge. The Market Forge mixed use redevelopment, as part of the Everett Commercial Triangle Plan, will improve the area for a possible green industry, and improvement on residential life in and around the area. However, the full extent of contamination has not been adequately defined at the Site and may extend beyond property boundaries. Furthermore, the direction of groundwater flow has only been inferred from past investigation activities. The approach is to conduct a Phase II subsurface investigation which includes the collection of additional soil and groundwater samples from the Site for laboratory analytical testing. The data will be utilized to assist in evaluating the extent of contamination at the Site which the owner's LSP can use to evaluate remedial action alternatives to support redevelopment and reuse of the Site. In addition, a synoptic round of groundwater elevation will be utilized to develop a groundwater contour map and evaluate groundwater flow direction across the Site. The data will be used by the owner to meet regulatory requirements under the Massachusetts Contingency Plan (MCP).

Former Use: The Former Market Forge property is currently a vacant 4.7-acre parcel of land located in the Commercial Triangle District of Everett, Massachusetts. According to previous reports, the former buildings at the property maintained many above and underground storage tanks for fuel oil and solvent storage associated with the historical industrial usage of the property. All tanks were removed prior to the demolition of the buildings in 2015. In addition, the buildings underwent asbestos and hazardous waste abatement prior to demolition. All that remains of the former facility are the concrete slab foundations and sections of asphalt pavement that currently cover the entire property. There are no landscaped areas, and the entire lot is enclosed within a locked chain-link fence.The Property has a long history of industrial use dating back to the early 1900s. The Site was the of the Former Market Forge Industries and was used for manufacturing industrial and institutional ovens and steamers. In addition to Market Forge Industries, portions of the Site also operated as machine shops, printing shops, paper box and cup manufacturing, and stills and sterilizers manufacturing. Several environmental investigations have been conducted at the Site by various consultants dating back to 1985.
