Additional Property Attributes

Findings of the Phase I Environmental Site Assessment (ESA) completed in January 2016 indicated that recognized environmental conditions (RECs) exist at the subject property. The subject property has been developed since before 1900 for various uses including single family residences, retail stores, automotive repair, and gasoline stations. Collectively, these historical activities represent a REC because of the possible presence of petroleum hydrocarbons, heavy metals, polychlorinated biphenyls (PCBs), and/or chlorinated solvents in fill materials, native soil, and/or groundwater beneath the subject property. The presence of hydraulic lifts present in the subject property building located at 601 Truman Road represent a REC. Pipes of unknown origin or use are present on the northeast outside wall of a building located immediately adjacent to the vacant lot on the subject property with the address of 623 Truman Road. As this address was the previous location of a gasoline station, the possible presence of underground storage tanks (USTs) represents a REC. An adjacent welding business and two Historical Cleaners sites located less than 1/8 mile of the Property represents RECs to the subject property. Finally, the presence of multiple addresses within the Vapor Encroachment Screening (VEC) screening radius and the nature of activities associated with these addresses collectively represent a REC to the subject property. A large amount of suspect asbestos containing building materials (ACBM) and possibly, lead-based paint, were observed in several areas of the building at 601 E. Truman Road during the site reconnaissance. The Phase I ESA report recommended the completion of a Phase II ESA and surveys for the presence of lead-based paint and ACBM. As the subject property's owner completed the Phase II ESA privately (not within the Brownfields program) and did not share the results with the Brownfields program, the extent of contaminant impact is unknown.

Former Use: The subject property has been developed since before 1900 for various uses ranging from single-family residences, to retail stores, to automotive repair and gasoline stations. Various business listings on the subject property include Tobener Bros Garage (1930) at 1517 Cherry; Prices Skelly/Phillips Service Gas Station (1951�1966) at 623 Truman Road; and Engine Parts & Machine, Inc., Auto Repair (1990) at 601 Truman Road. Additional business listings for 601 Truman Road included Engine Pro (1999), Blockmaster Engine Kits (2000), and Sterling Engine Parts (2002 and 2003).
