Additional Property Attributes

The Property consists of 1.32 acres of land developed in 1998 with an approximate 10,815-square-foot (ft2), 1-story, masonry building and asphalt-paved vehicle parking lot covering approximately 90% of the parcel, which is zoned Commercial Retail. Adjoining the Property are residences and an Elk�s Lodge to the north, fast food restaurants to the east, a parking lot for the Provo Towne Centre shopping mall to the south, and residences to the west.

Former Use: The owner of the Property is Brixton Provo Mall, LLC, since February 2016, and it has been vacant since fall 2017. Previously it was operated by Sears Auto Center, reportedly since 1998, for battery service, tire replacement, oil changes, and basic tune-up and repair services for automobiles. Historical topographic maps and aerial photographs indicate that the Property was undeveloped prior to 1998.
