Analytical results of this Phase II ESA, focused to investigate the possible presence of polychlorinated biphenyls (PCBs) in the hydraulic oil of the Site building�s freightelevator revealed no detections of PCBs. The Phase I will be updated and property transaction will occur in August.

Former Use: The Site is comprised of approximately 0.4 acre of commercial land situated on the east side of 13th Street, which provides access to and from the Site. The Site is developed with a 17,320-square foot commercial warehouse building with a full basement and surrounding concrete paved parking area. The Site building is currently occupied by the Flying Rhino Coffee Shop and an apartment unit used by the coffee shop owner. The current owner has owned the Site for the past 18 years and have used it as a residence for themselves as well as operating the Flying Rhino Coffee shop on the first floor of the building. Prior to their purchase, the Site had been vacant for approximately five years.
