Additional Property Attributes

The 1.46-acre Property is comprised of two tax lots. Tax lot, 179-07-410-001 is 0.43 acres, and approximately 3,300-square-foot building is currently unoccupied with an asphalt parking lot. Tax lot, 179-07-410-002 is 1.03 acres, and approximately 12,800-, 1,625- and 400-square-foot buildings are utilized as automobile body and tire shop facilities with an asphalt parking lot. The Property is located on N. Water Street in the City of Henderson, Nevada within Clark County. The Property is located approximately one-half mile north of downtown Henderson and is zoned Downtown Residential. Surrounding properties are a mixture of residential, retail and industrial uses.

Former Use: Pipes that penetrate pavement surface were observed on the southern portion of the Property and may provide a conduit for contaminants to reach the subsurface. Two metal s were observed in the concrete flooring of the tire shop current present on the southern portion of the Property. Their appearance is consistent with a former hydraulic lift cylinder. Historical use of the southern portion of the Property has included a machine shop, and auto/ATV/boat sales and service facilities. Current Property use includes a tire shop and auto body shop. Numerous containers up to 55-gallons in size of new and waste solvents were observed at the Property. A retail gasoline service station operated on the northern portion of the Property from the 1950s until 1996. A release was documented during removal of underground storage tanks from this area of the Property in 1996. Following cleanup of the release, a notice of No Further Action (NFA) was issued by the Nevada Department of Environmental Protection (NDEP) for the site in 2007. Releases of hazardous substances have occurred on the Titanium Metals Corporation site located within the Black Mountain Industrial (BMI) Complex across N. Water Street from the Property. Water quality data collected in wells near the Property indicate a potential for hazardous substances from the BMI Complex to have migrated beneath the Property. Based on the additional evaluation on whether petroleum or hazardous substance releases associated with RECs identified during the Phase I, no evidence of a release was identified. No further assessment of the Property is recommended at this time.
