Additional Property Attributes

The property was first developed in 1944 as a residence. The current owner acquired the property in 2004. At that time the site was in use as a chiropractor office. The site is currently used as a law office. When the site was converted to commercial use, and the types of commercial uses prior to 2004, is unknown.

Former Use: The Property is located on S. Maryland Parkway within the City of Las Vegas, Clark County, Nevada. The Property is located approximately one mile southeast of downtown Las Vegas and is zoned Professional Offices and Parking (P-R). The Property is developed with a single-story formerly residential building converted for use as a law office. The building was constructed in 1944. Historical city directories indicate that the building has been in commercial use as office space since at least 1985. Due to the age of the building there are suspected regulated building material onsite. Black material was observed on the floor near the baseboards during the initial site reconnaissance. During a supplemental inspection, it was observed that the black material had been removed. Use of a moisture meter where the black material had initially been observed verified the area to be dry. The origin and composition of the black material is unknown. Cracked tiles and uneven flooring was observed in the kitchen and hallways during the initial site reconnaissance. During a supplemental inspection, the front fa�e wall of the building was observed to be in poor condition with significant loss of support and/or settlement of supporting foundations, and settlement of the existing concrete slab-on-grade was observed in the bathroom and kitchen areas. Further evaluation via sampling of these areas is recommended to confirm the cause of settlement and determine an appropriate remedy.

Site-specific planning activities were completed for this Property. A remodel is about to be underway.
