Additional Property Attributes

The Property, located at 724 S. Boulder Highway, consists of approximately 4.8 acres of land developed with an approximately 53,000 square foot retail building and parking lot. The Property is zoned Corridor/Community Mixed-Use. Surrounding properties are a mix of residential, commercial (mostly retail) and vacant land.

Former Use: The 4.8-acre property was first developed with a 49,150 square-foot retail building in 1989. The current owner acquired the property in April 2013. The property was most recently occupied by a grocery store, but has been vacant for several years. A dry-cleaner facility operated on adjoining Property south of the Property retail building and parking lot for a period of approximately 20 years, and the potential for a dry-cleaning chemical release from this facility constitutes a VEC and a REC for the Property.
