Additional Property Attributes

The 2.62-acre Property is comprised of 12 tax lots. (1) Tax lot, 178-01-310-034 is 0.29 acres, and the current use of the tax lot is automobile sales, small building and portable storage containers. (2) Tax lot, 178-01-310-033, is 0.15 acres and is used for automobile sales. (3) Tax lot, 178-01-310-032, is 0.07 acres, and the current use is scooter sales, small building, and canopy. (4) Tax lot, 178-01-310-031 is 0.08 acres and (5) tax lot 178-01-310-030 is 0.16 acres, and both parcels are currently used for automobile sales (no building). (6) Tax lot, 178-01-310-029, is 0.31 acres and (7) 178-01-410-032 is 0.16 acres, and both parcels are currently used for automobile sales (small building). (8) Tax lot, 178-01-410-031, is 0.16 acres and is used for automobile sales (no building). (9) Tax lot, 178-01-410-030, is 0.16 acres and the current use is automobile sales (no building) and canopy. (10-12) Tax lot, 178-01-410-002 (0.16 acres), 178-01-410-001 (0.47 acres) and 178-01-310-028 (0.45 acres) are vacant lots. The Property is located approximately 2.3 miles north of downtown Henderson and is zoned Highway Commercial. Surrounding properties are a mixture of residential, gaming, retail and industrial uses.

Former Use: Historical aerial photographs and city directories dating back to 1950 indicate that no improvements were present on the Property prior to 1958. Historical city directories indicate uses including an automotive machine shop, auto/all-terrain vehicle (ATV)/ boat sales and service, autobody and tire shops, and a Salvation Army facility. Nine 55-gallon drums were observed on the Property. Only one of these drums was labeled or located within secondary containment. The presence of these containers indicates questionable waste housekeeping practices. Historical records indicate that truck and/or automobile sales and service businesses have operated on the Property since as early as 1983. These operations likely utilized hazardous substances (solvents) and petroleum products (lubricants). Releases of hazardous substances have occurred on the BMI Complex located approximately 0.75 miles to the south of the Property. Water quality data collected in wells near the Property indicate a potential for hazardous substances from the BMI Complex to have migrated beneath the Property. Based on the additional evaluation, no evidence of a release was identified. No further assessment of the Property is recommended at this time.
