Subject property is a 4.04 acre site in an industrial park in Port Huron, MI. The subject building is a 66,375 square-foot light industrial warehouse building. The site is a closed LUST site that gained closure in 1995. Petroleum contaminants were released from a gasoline UST as well as a small waste oil UST. Soils were excavated, groundwater was pumped and treated, and a soil vapor extraction system was utilized for soil treatment. Envirologic investigated known areas of previous petroleum contamination and collected soil and groundwater samples from the property. No VOCs or PNAs were detected in any soil or groundwater sample. Lead was detected in one groundwater sample above drinking water protection.

Former Use: The subject property was initially developed sometime between 1957 and 1967 and operated as a trucking and distribution company until 1995. In October of 1991, a petroleum release from a UST system was reported resulting in subsequent environmental investigation and remediation. Through the use of soil excavations of source material, enclosed trailer-mounted core soil vapor extraction, and a pump-and-treat system for contaminated groundwater, the subject property gained closure from MDEQ with no land use restrictions in November of 1995. The structures associated with the trucking and distribution operation were demolished in 1995 and the property remained vacant until 2001, when the current industrial building was constructed. Various tenants including Pro Weld, a metal rack manufacturer, GMA, an Army parachute manufacturer, and a Girl Scout cookies storage occupant have operated at the subject property since.
