Additional Property Attributes

The 1.54-acre Property is located at the northeast corner of Garden Avenue and Millrace Drive in Eugene, Oregon. The Eugene millrace runs through the center of the Property dividing it into a northern part and a southern part. Franklin Boulevard is located approximately 0.20 miles south of the Property. The Property consists of two coterminous tax parcels. Parcel 17-03-33-23-01100 is a 1.19-acre parcel owned by MacKenzie River Motors. Parcel 17-03-33-23-01200 is a 0.35-acre parcel owned by Chambers Management Corporation. Parcel 1100 was formerly improved with a 5,983-square foot office building with the street address 1839 Garden Avenue. Parcel 1100 was formerly improved with a 5,515- square foot commercial building with the street address 1811 Garden Avenue. Both buildings were located on the south side of the parcels along Garden Avenue and were demolished in 2006. Parcel 1100 is currently improved with a 3,864-square foot corrugated metal storage building that was constructed in 1967. This building is currently used for boat storage. The Property and surrounding area are zoned S-WS for Walnut Special Area Zone. The Southern Pacific Railroad main line is adjacent north of the Property, and an asphalt parking lot is adjacent west of the Property. The Millrace Apartments are located across Millrace Drive to the west of the Property. Garden Avenue forms the southern Property boundary. The south part of Parcel 1100 and Parcel 1200 are used for surface grade parking.
