Additional Property Attributes

A Phase I ESA was conducted on the facility and identified the following recognized environmental conditions, the subject property was occupied by an automotive service garage with operations conducted from construction in 1950 to the early 1980s, with no known substance investigation in this area of the property, historic automotive repair operations and associated features including in-ground hydraulic hoists and various pits/trench drains with unknown discharge points, exterior drum storage, and exterior fuel oil aboveground storage tanks. A Phase II ESA was conducted and 10 soil borings were advanced to address the RECs. Arsenic, cadmium, copper, lead, mercury, selenium, silver, and zinc were identified at concentration exceeding MDEQ Part 201 residential drinking water protection and groundwater surface interface protection criteria in soil and cadmium was detected in groundwater exceeding drinking water criteria and groundwater surface water interface criteria and lead was detected in groundwater exceeding drinking water criteria. Since metals were detected at concentrations exceeding MDEQ residential criteria, the parcel is a "facility" as defined by MDEQ Part 201. A Baseline Environmental Assessment was prepared dated August 9, 2018 and submitted to MDEQ.

Former Use: The subject property consists of two legal parcels occupying a total of approximately 2.85 acres. The eastern parcel, 195 Irwin Street, is developed with a 1,300-square-foot woodworking shed on the eastern portion of the parcel and a 5,500-square-foot, two-story automotive repair building centrally located on the parcel. The western parcel is not currently assigned an address and is undeveloped. The eastern parcel operated as an automotive repair facility until 2006. From 2006 to 2007, Southern Michigan Contracting operated at the property until Builders Reclaimed Lumber Surplus began operating in 2008. Reclaimed Lumber Surplus is listed as operating at the site until 2017.
