Additional Property Attributes

A Phase II ESA was conducted to a REC identified with the property. The REC was identified as potential impact from an eastern adjacent property-former gasoline and automotive service station. A VI assessment was conducted that included the installation of three soil gas and three sub-slab vapor ports inside the building and the laboratory analysis for VOCs using USEPA Method TO-15. VOCs including acetone, benzene, 1,3-butadiene, carbon disulfide, carbon tetrachloride, chloroform, n-heptane, n-hexane, tetrahydrofuran, PCE, toluene, and xylenes were detected at concentrations exceeding the laboratory method limits of detection, however the concentrations of VOCs did not exceed the MDEQ media-specific volatilization to indoor air interim action screening levels. A previous Phase I ESA did not indicate historic operations which would have acted as a source of identified contaminants. However, the eastern adjacent LUST property is located 15 feet northeast of the subject property and is an open LUST site. The Phase I ESA also indicates a former dry cleaning operation was located approximately 500 feet east/northeast of the subject property. It appears gasoline constituents and chlorinated solvent constituents are emanating from these eastern adjacent properties. Brownfield analysis underway.

Former Use: The subject property (addressed 108 W. Michigan Avenue, Grass Lake, Michigan) consists of a 0.08 acre piece of land and is developed with a 1,200 square foot commercial building and vacant land, and is identified with the parcel ID number 002-10-32-451-004-00. The subject property was historically utilized as a millinery in the mid-1890s, followed by a dwelling in the late 1890s, both of which were situated on the east end of the parcel. The subject property was then redeveloped for vehicle parking in the early 1900s, which was no longer present by the late 1920s. Assessing information indicated the 1,200 square foot commercial building currently present was constructed in 1950 and appears to have been utilized for commercial purposes since that time. Most recently, the building was utilized as a computer sales and service operation.
