Additional Property Attributes

The Property consists of approximately 4.4 acres of land developed with an approximate 5,540 square-foot, 1-story, pre-fabricated metal building (constructed sometime between 1983 and 1990) with a concrete slab surrounded by a degraded asphalt parking lot. A chain link fence and two baseball backstops are present on the eastern portion of the Property. The Site is split into two halves by the former Hayes Street right-of-way. The Property is located in a predominantly residential neighborhood with an adjacent school, church, and park to the south. The owner of the Property is Raymond Properties, LLC, which is solely owned by Mr. Mark Swanson. Mr. Swanson?s family acquired the Property from the YMCA in a land trade over 15 years ago. Mr. Swanson inherited the Property approximately 10 years ago. Mr. Swanson?s use of the Property include storage of miscellaneous materials (a boat, trailer, fishing equipment, and refrigeration equipment) within the pre-fabricated metal building. The eastern portion of the Property is leased and maintained by the City of Hoquiam. It is used as a sports fields and contains two baseball backstops.

Former Use: In 1902, the Property had already been developed with a high school and residential dwellings. The residential dwellings were primarily concentrated on the eastern portion of the Property. The density of residential dwellings at the Property peaked between 1907 and 1916 according to Sanborn Maps and gradually diminished as several additions/additional buildings were constructed including a junior high school (built in 1926), an annex building (built in 1925) containing a metal shop (built in 1956), a boiler house and a gymnasium/manual training building (built in 1936). The Property was used as a school through the 1970s into the early 1980s. Beginning in the 1980s, the Property was used by various entities, including the YMCA, a dance center, American Red Cross, US Interior Department and US Bureau of Indian Affairs, until approximately the 2000s. Between 2005 and 2006, with the exception of the existing pre-fabricated metal building, the Property buildings were demolished.
