The subject property is an 9.85-acre vacant parcel that was formerly a drive-in movie theatre.An adjacent property (2425 W. Michigan) was formerly occupied by Eaton Vickers and is now owned by Eaton Corporation. During the 1980s, several environmental investigations were conducted at the Eaton Vickers site and identified the presence of volatile organic compounds (VOCs) in soil on the subject property. Additional soil sampling in 2018 detected TCE in soil located near the center of the eastern property boundary. 2603 W. Michigan Ave LLC is the legal entity that purchased the property in April of 2018. Redevelopment plans to construct self-storage units on the property motivated the acquisition. The development will be known as Jackson Self Storage � Southwest. A portion of the property with street frontage will be left vacant for a possible secondary development, such as a new gas station, a convenience store, retail, or other new construction.

Former Use: The subject property is an 9.85-acre vacant parcel that was formerly a drive-in movie theatre. The movie theatre closed in the 1960s, and the property has been left vacant ever since. An adjacent property (2425 W. Michigan) was formerly occupied by Eaton Vickers and is now owned by Eaton Corporation. During the 1980s, several environmental investigations were conducted at the Eaton Vickers site related to underground storage tanks and other sources of contamination. Those investigations identified the presence of volatile organic compounds (VOCs) in soil on this parcel. The exact source of contamination was not identified by previous investigations. The previous investigations show trichloroethylene in soil at the property above current cleanup criteria.
