The Phase I Environmental Site Assessment report was completed in June 2018. The Phase I ESA did not reveal evidence of Recognized Environmental Conditions (RECs) or Vapor Encroachment Conditions (RECs) associated with the subject properties. No further assessment was recommended. This project developed an approximately 1.7 acre tiny golf course located on residential properties on the east side of the 4000 block of Wayne Avenue. The first phase will include $725,000 toward construction of a synthetic turf �pitch and putt� type golf course. Involved partners are Midwest Section PGA (programming, equipment and possibly fundraising); Trozzolo advertising agency (marketing); HOK Engineering and Design (design plans); and Polsinelli Law Firm (legal). The course will be operated by Harris Park, a community non-profit organization. The owner has a special interest in giving access to youth and offering recreational programs for learning the sport. Fundraising continues and is estimated to produce $1.5 to $2 million towards a final goal of a facility including sports, fitness, and a learning center. The first phase of the golf center is complete but additional work is needed to extend the project to the full design.

Former Use: The rectangular-shaped subject property consists of 17 lots and totals approximately 1.7 acres. Subject properties are mostly vacant residential lots. One single-family residence at 4029/4030 Wayne contains a one-story wood structure built in 1913; 1604 E. 41st Street contains a one-story wood structure built in 1900. Site use included an orchard in circa 1877 and residential since 1900.
