Additional Property Attributes

The Property consists of approximately 4.88 acres of land and contains no permanent structures. The Property is zoned Corridor/Community Mixed-Use (MC). Surrounding properties are a mix of residential, commercial and industrial properties.

Former Use: The property was acquired by current owner in the 1960s and has remained vacant during current ownership. Oily stained soil was observed beneath a commercial vehicle on the adjoining northwestern site adjacent to the Property line. The staining did not appear to extend onto the Property. A perchlorate groundwater plume sourced from the BMI Complex is present beneath the Property. Perchlorate was detected during a recent groundwater monitoring event in shallow groundwater 400 feet east of the Property in monitoring well MW-AJ at a concentration of 52,000 �g/L. The EPA has calculated a tap water screening level for perchlorate of 14 �g/L. A number of other hazardous substances associated with BMI Complex releases also have been detected in groundwater samples collected near the Property. The presence of perchlorate and other hazardous substances in shallow groundwater beneath the Property is a REC.
