Additional Property Attributes

The Property consists of approximately 7.19 acres of land and contains no permanent structures. Three tax lots (179-20-602-022, 179-20-602-003, and 179-20-602-004) are zoned for Corridor/Community Mixed-Use and one tax lot (179-20-602-020) is zoned for low-density single-family Residential 6 (6 du/ac). A section of public right-of-way (parcel No. 179-20-699-005) transects the eastern area of the Property between parcels 179-20-602-020, 179-20-602-003 and 179-20-602-004. Surrounding properties are a mix of vacant land, and residential and commercial (mostly retail and casino) properties.

Former Use: This property is believed to have never been developed. No environmental releases were observed during the site reconnaissance of the Property. Historical records review has indicated that the Property has never been developed. A search for environmental regulatory database records for the Property and vicinity did not identify releases that were likely to impact the Property.
