Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 4.09 acres of land developed with an approximately 19,000 square foot manufacturing/showroom building, two approximately 300 square foot finish booths, one approximately 5,000 square foot pole barn and one approximately 5,000 square foot Quonset hut. According to the Owner Questionnaire (discussed in Section 6.), the Property was identified with over 5-acres of land. During the reconnaissance, SME confirmed with the Owner that the Property consisted of the four parcels referenced below. Therefore, the acreage noted on the tax cards is referenced. The remainder of the Property was developed with grass-covered areas, asphalt-paved parking and gravel-paved driveways. The area north of the Property consisted of industrial and residential developments, the area to the east was residential, the area to the south is agricultural and the area to the west is industrial. The Property is serviced by Spiceland Utilities for electrical and municipal water services and Vectren for natural gas. Storm sewer services are not available in the Property area. Storm water in the area infiltrates into the ground surface or flows overland to the onsite drain connected to field tiles or to the adjoining sites.

Former Use: 1947 - 1983 Property: In 1947, the Property appeared developed as portions of several adjoining agricultural fields. From 1959 to 1983, the southeast portion of the Property was covered with trees. Surrounding Area: Surrounding areas appeared to consist primarily of residential or agricultural developments. 1987 - 2016 Property: In 1987, the Property appeared developed as a commercial building located near the north Property boundary and a barn located near the center of the Property. In 1998, two smaller buildings were located to the west of the main building and a Quonset hut appeared further west. In 2005, a pole barn appeared to the north of the Quonset hut and the barn located near the center had been razed and replaced with a gravel parking lot. Surrounding Area: In 1987, surrounding areas appeared to consist primarily of residential or agricultural developments. In 1998, an industrial site adjoined the Property to the north and in 2003, the industrial site expanded and adjoined the Property to the west.
