Additional Property Attributes

An ASTM and Ohio VAP standard Phase I assessment was performed that identified 4 RECs/IAs; 1-former automotive service garage and vehicle storage 2-UST 3-UST 4-potential off-site impact from dry cleaning facility; Limited Phase 2 investigation focused on the IAs/RECs found concentrations of COCs in soil below generic direct contact standards for VAP however naphthalene was detected above BUSTR site check levels in two locations 0-2'bgs interval; No COC's were detected in ground water; VOCs were detected in soil vapor - VISL screening calculations indicate soil vapor meets acceptable thresholds for commercial land use; The current owner, a potential developer and end user are in negotiations regarding how the property may be cleaned up for future use as a retail/grocery store. Supplemental Phase 2 sampling did not identify any concentrations of target COCs above applicable BUSTR action levels or Ohio EPA DCSS.

Former Use: The Property was developed by the mid- to late-19th century for commercial and residential purposes; former uses include automotive service garage and vehicle storage and use of USTs likely for a small gas station; in approximately 1915, an automotive service garage (potential filling station) was developed on the Property; Building additions occurred by 1924 and 1959, expanding the complex onto the south-southeast portion of the Property; Bauer Ford operated from about 1946 - 1977; by 2005 all onsite structures were razed; The property was owned by private individuals from 1937 to 2017 when transferred to a LLC
